I. All specs and materials comply with the requirements of:
1 2000 International Residential Building Code.
2 Montgomery County Supplement Number 4-97.
3 National electric code.
II. Architects
1 All references to plans will be "Lambeth Road" by "Studio Z Design Concepts, LLC."
III. Utilities
1 PEPCO will be the electric provider.
2 Washington Gas will be the natural gas provider.
3 Public water will be supplied by W.S.S.C..
4 W.S.S.C. will bill for the public sewer usage.
IV. Foundation
1 All concrete is poured as spec'd by Architecture or Soils Engineer.
2 Footings are poured with weep holes and a tapered keyway.
3 The foundation walls will be 10" wide and 9' tall poured concrete as spec'd by Architecture
or Soils Engineer w/ brickledge per site plans.
4 Prior to the basement and garage floors being poured the foundation is treated for
subterranean termites using "Talstar" Termiticide/Insecticide solution.
5 The basement floor is poured on top of a gravel subgrade, w/ 6x6 #10 wire mesh,
and a layer of 4 mil poly.
6 The foundation will have a egress welled exit per plan with a bottom drain leading to
the sump pump, or per Architectural plan.
7 Rubber Membrane waterproofing is applied to the exterior of the foundation w/ protective
drain fabric prior to backfill.
8 4" draintile is installed on the interior of the foundation and run to an electric sump pump.
V Framing materials
1 A layer of foam sill sealer is applied to the top of the foundation wall before the
pressure treated sill plate is installed on top of the foundation.
2 The subfloors will consist of Truss Joists sized and spaced per design specs
(SSB prefers L/640 or greater) or per engineered plan.
3 The sheathing on the subfloor will be 7/8" tongue and groove Advantec Plywood.
Glued and nailed.
4 Stair landing joist types and size will vary.
5 The dimensional lumber used are surface stud grade or better spaced no more than
16" O.C. for interior and exterior walls.
6 The roof sheathing will be 7/16" (OSB) braced with plywood clips.
7 The exterior wall sheathing will be engineered structural 7/16" (OSB).
V Framing materials continued
8 The ceiling heights will be approximately 10' on the 1st floor and 9' on the 2nd floor.
9 A Drywall Coffered ceiling w/ crown molding is standard per plan in the Familyroom.
10 A Tray ceiling is standard per plan in the master bedroom.
11 House wrap will be installed around the entire house including the garage.
(Note: All windows are to be wrapped and seams taped)
12 All exterior walls will be studded with 2x6's and window jambs should reflect wall thickness.
VI Stairs and rails
1 The main staircase will have stained Solid Oak treads with painted risers and
structural stringers.
2 The main foyer rake and flat rails will be 6010 Solid Oak stained and poly finished.
3 The balusters will be 1-1/4" square, painted the same color as the trim.
4 All rails and stairs will be stained to complement the hardwood or as customer
selected.
5 The lower level stairs will have solid pine painted stringers with carpeted treads and
risers. If stairs are open to the first floor then the stairs are to have stained treads and
painted risers.
6 A 6010 Solid Oak wall handrail will be installed in the lower level stained and
polyurethane finish.
7 If applicable the rear access stairs will have solid pine painted stringers with carpeted
treads and risers. Oak stairs are to be used if in contact w/ hardwood flooring @ 2nd floor.
8 If applicable the rear access stair rake and flat rails will be 6010 Solid Oak stained
and poly finished.
VII Windows and Exterior doors
1 All windows will be SDL Double Hung insulated w/ Low-E glass.
2 The front Entry Door will be Solid Fir per Elevation w/ shop drawings required for
customer and Sandy Spring approval. All other exterior doors are to be per plan.
3 The front door will have a Baldwin Brass Glennon decorative handleset and kickplate.
4 The garage service door will be a autoclosing, double bored, "B" Label steel fire door
matching the interior door selection. (Note: Fire door must meet local codes)
VIII Roofing
1 Standard shingles will be Tamco Heritage 50 year Architectural grade shingles.
2 Ice and Water Shield will be installed on all Valleys, Rakes, and Fascias.
3 30lbs felt paper per square is used under the shingles.
4 Hidden ridge vent will be used.
5 All exposed flashing on Cedar shingle roofs will be copper.
6 Drip edge will be installed on all Rakes and Fascias.
7 Two Attics fan will be installed will have individual thermostats and humidistats.
IX Exterior Trim and features
1 The front porch will be per Elevation.
2 All exterior trim will receive acrylic latex satin finish paint over the factory primer.
Color per customer selection
3 The ceiling of the porch will be tongue & groove beaded board by Windsor One.
X Garage doors
1 Garage doors will be per Plan.
2 All hardware and track are galvanized steel w/ a spring or torsion assisted lift system.
3 Each garage door comes with an automatic opener, 1 remote per door, and
1 keyless entry per door.
XI Brick/Stone
1 The house will have painted brick and all stone is to be drystacked or jointed on all
elevations per plan.
2 The front stoops and rear patio will have a flagstone top and steps w/ stone risers over
poured concrete. The flagstone leadwalk will be installed over stone dust.
XII Siding and Gutters
1 The siding will be Fiber cement clapboard pre-finished per customer selection.
2 All soffit will be tongue & grove beaded plyboard.
3 The siding fascia and soffit color will be per the customer selection.
4 The gutters will be 5" Ogee style .027 gauge seamless aluminum with 3"x4" aluminum
rectangle .020 gauge.
5 The gutters and spouts will be pre-finished per customer selection with
5 colors to select from.
XIII Driveways
1 The driveway is asphalt. It will have a 2 1/2" base on 4" of crush and run #6 gravel.
a 1 1/2" top coat will be applied after settlement.
2 Allow for a Driveway Turnaround if needed.
XIV Landscaping
1 The entire yard will be sodded or seeded per contract.
XV Plumbing
1 Sewer and Water laterals will be installed by plumber using copper or plastic
as required by local code.
2 Cast Iron vertical waste lines on the 1st and 2nd floors. The basement waste and
vents pipes are PVC.
3 The water lines inside the house are Copper.
4 A 75 gallon gas hot water heater will be installed with an electric storage tank for
additional capacity. An electric hot water heater will be supplemented if
natural gas or propane is unavailable.
5 The house will have 3 exterior hose bibs (Front, Rear and in the garage).
6 There will be a sump pump in the basement per plan. A 2nd sump pump wil be added
if more than 1 window well or areaway is installed.
7 A laundry tub is standard in the laundry room per plan.
8 Guy Grey Box w/ single control for water and drainage of clothes washer.
9 Gas grill rough-in will be in the rear of the home.
XVI Heating and Air-Conditioning
1 The house will be a min. 3 zone heat and AC. All heating equipment will be
standard efficiency with natural gas units where available.
2 All registers and returns are to be approved by the Sandy Spring Supervisor to assure
proper alignments with housing elements per SSB standards.
3 All registers located in areas with hardwood are to have recessed wood vents.
4 All finished Attic spaces are to have its own dampening system and thermostat
as a 4th zone.
5 All finished areas over a garage will have high and low ventilation supplied by Zones 1 & 2.
6 All Baths will have (1) 80 cfm exhaust fan and are terminated to an outside wall source
(Master Bath has 2 50 cfm fans).
7 A 4" dryer vent box will be installed with metal pipe run to the exterior of the house.
(Note: Check dryer specs for allowable pipe distances and local codes)
8 The Kitchen cooktop vent will be installed with metal pipe run to the exterior of the house.
XVII Fireplaces
1 A 42" Gas fireplace with a mantle and marble will be installed in the Great Room.
XVIII Electric
1 The house will have a 400 amp service with 84 circuit capacity
2 The electric panel will be in the basement of the house if possible.
Check plans for proper location.
3 Circuits will be provided for the disposal,dishwasher,sump pumps, door bell,
4 exterior receptacles outside of house,2 exterior receptacles in garage, furnaces,
AC units, all other kitchen appliances, as well as lights, outlets, etc.
4 All houses will have a min. of 7 phones and 7 cables.
(Note: Structured wiring systems are an available option)
5 Electrical outlets will be placed according to code unless otherwise specified.
6 Electronic smoke detectors on each level and in all bedrooms per code.
7 The Foyer, Living Room and Dining Room areas are to have the outlets installed
in the wood base.
8 Electric Clothes Dryer Plug at 220 volts will be provide. Gas hook-ups are an option.
9 All wall switches are to be install at 42" above floor set down.
10 Clothes Washing Machine 110 volts.
XIX Security System Rough-in
1 All exterior doors and windows on the basement and 1st floor levels will have contacts.
2 There will be 2 motions sensors.
3 There will be 2 digital keypads.
4 Underground phone entry will also be included.
XX Insulation
1 All unfinished exterior basement walls will have 3-1/2" (R-11) blanket insulation with
a foil face.
2 All exterior perimeter band boards will have 6" (R-19) Kraft faced insulation.
3 All exterior frame walls will have 6" (R19) Kraft faced insulation.
4 All accessible second floor ceilings will have (R30) batt insulation.
5 All inaccessible second floor ceiling locations will have 9" (R30) kraft-faced
batt insulation.
6 The interior walls of all bathrooms and master bedroom will have (R-11) insulation for
sound dampening.
7 Prior to insulation being installed all openings in the exterior walls are air sealed with
caulking and all floor penetrations are firestopped.
XXI Drywall
1 Drywall on all walls inside of the house is to be 1/2" thick, perimeter nailed, screwed
and glued in place.
2 Drywall on all ceilings inside of the house is to be 5/8" thick per fire code, perimeter
nailed, screwed and glued in place.
3 The 1st course of drywall in the lower level is to be mildew resistant drywall.
4 All drywall is taped, blocked, skim coated, and sanded ready for paint.
5 The garage has 5/8" fire-resistant drywall on the ceiling and all walls adjacent to a
living space. All other garage areas are 1/2".
6 All shower areas receiving ceramic tile will have Durock and all others will have WR
(Water resistant drywall).
7 The garage will be completely hung and finished with (1) coat of paint.
XXII Millwork
1 All interior doors are solid prehung:choice of 3 styles of solid masonite doors with 3 1/2"
Cox comb casing,all other openings will have wood jamb and Cox comb casing.
2 The standard base is 1x8 with hook ogee cap on the 1st floor, 2nd floor hall, and
master bedroom.
3 5 1/4" base will be installed on the 2nd floor and basement areas standard.
4 All of the windows will have a sill and 3 1/2" Cox comb casing apron and will have
3 1/2" Cox comb casing around 3 sides.
5 Both stairwells will have ogee on the steps.
6 The foyer, living, dining room, and study will have 3 piece crown. It will
consist of WM47, WM753, and WM 165.
7 The powder rooms, kitchen, 2nd floor hall, and master bedroom will have 2 piece crown.
It will consist of WM47 and WM753.
8 The dining room will have two piece chair rail (WM297) with double beaded backer.
9 All the shelving in the house will be painted wood masonite 16" deep in linen closets,
12" deep in pantry,and 12" deep in all clothes closets with rods unless otherwise stated.
XXIII Painting
1 Standard interior paint is Benjamin Moore brand latex flat white on all ceilings and walls.
(Note: Custom colors are available at an additional cost)
2 Standard interior trim paint is Benjamin Moore brand latex semi-gloss white on all
trims and doors. (Note: Custom colors are available at an additional cost)
3 All interior wall surfaces to be painted will receive 1 coat of primer paint, 2 finish coats,
plus a touch up coat.
4 All exterior paint is Acrylic Latex Satin house paint.
5 All exterior trim surfaces will receive two coats of field applied paint over the
factory primer.
XXIV Locks and Hardware Allowance $7,700
1 The front exterior door lock will be by Baldwin Glennon in brass.
2 All other exterior and interior locks in the house will be by Emtek per Allowance.
3 All bathrooms will have chrome towel bars, toilet paper holders, coat hooks,
and towel rings.
4 Mirrors and med cabinets will be per plan.
XXV Lighting Fixture Allowance $10,000

1 (2) Sets of Exterior flood lights are included. One set at the rear and 1 at the front of
the house switched in the master and nook.
