EXHIBIT "A": STANDARD FEATURES AND SPECIFICATIONS

1. FOUNDATION WALLS
Foundation walls shall be reinforced concrete poured in place, approximately 8'-10" high in the recreation room and the au pair suite. The ceiling height in the media center varies as the slab steps down from 7'- 10" to 9' high. Wall thickness varies from 8"-10" thick and is keyed into the footings below.

2. TERMITE SOIL TREATMENT
Soil beneath the basement slab and around the perimeter of the foundation shall be treated with one coat of chemical meeting HUD Standards.

3. FOUNDATION WATERPROOFING
A Polymer-enhanced asphalt liquid membrane with a 5 year transferable warranty shall then be applied to the exterior surface of the foundation walls below finish grade.

4. FOUNDATION DRAIN SYSTEM
All interior perimeter drain systems shall be installed beneath the basement slab. This system shall consist of a continuous loop of 4" perforated pipe embedded in gravel. The pipe shall drain to a sump crock, from which any collected subsurface water shall be exhausted by means of a submersible sump pump. The exterior perimeter of the foundation shall receive a 4" perforated pipe embedded in gravel and day lighted to the rear of the home.

5. CONCRETE SLABS
The basement shall receive a 4" concrete slab poured over a gravel base and a 6-mil polyethylene vapor barrier. The garage shall receive a 4" structural concrete slab poured over a gravel base and a 6-mil polyethylene vapor barrier. The garage slab shall be pitched slightly to shed water.

6. RADON MITIGATION
A sub-slab ventilation rough-in shall be installed consisting of a minimum 3" PVC pipe inserted 1" into the sub-slab gravel base or sump crock and extended up through the roof.

7. FRAMING LUMBER
All interior and exterior walls shall be constructed with 2" x 4" framing material. Standard ceiling heights shall be 10' on the main level with the exception of the family room, breakfast and kitchen areas that are 11'. The main level is accented with bulkheads, beamed ceilings recessed domes, and columns. The upper level ceiling height will be 9' with a raised floor level change and a tray ceiling in the master suite The attic level will have a ceiling height of 8'. Exterior walls shall receive house wrap over 7/16" OSB board. All penetrations, joints, windows and doors shall be taped in accordance with manufacturer's recommendation for moisture protection.

8. FLOOR SYSTEM
Sub-flooring of 23/32" Advantech plywood, with a 50 year limited warranty shall be glued and nailed over structural floor joist or nominal lumber as plans require.

9. ROOF SYSTEM
Roof construction shall be comprised of both engineered roof trusses and conventional framing. Roofs shall be sheathed with 7/16" OSB board spaced in accordance with manufacturer's specifications.

10. STAIRS AND RAILINGS
Stairs shall be manufactured with open oak treads and risers suitable for staining to match hardwood flooring. Classic stain grade oak railings and newels with paint grade pickets shall be installed as required at stairs. The newels shall be #4010, the oak hand rail shall be a 6010 and the pickets shall be #5141.

11. PLUMBING
All water supply piping shall be copper, and underground service connecting to water main in street shall PVC. Waste and vent piping shall be PVC. Two frost-free hose bibs with built-in vacuum breakers shall be provided on in the front and one in the rear. A 75 gallon direct vent gas water heater manufactured by A.O. Smith #FPSE-75 or equal shall be standard. All gas piping shall be in accordance with local codes. The following specific faucets and fixtures are standard:
  • Powder Room: Kohler Wellworth elongated toilet, #3422, white Kohler Wellworth pedestal sink, white with Moen 9000 series faucets Kitchen: Blanko #510-882 under mount stainless steel sink, with a Delta #474 Pull out waterfall spray, extended spout faucet and built-in soap dispenser. The disposal is a Badger V or equal.
  • Secondary Bathes: Briggs #2204/2205, 5' white steel tub with Delta #1348 faucet Kohler Wellworth elongated toilet, #3422 white Delta #542 chrome faucets
  • Master Bath: Kohler Wellworth elongated toilet, #3422 white Moen 9000 series faucets for the sinks. Jacuzzi corner whirlpool tub with a Moen 4999 series faucet and a Moen 2520 shower faucet
12. HVAC
A three-zone efficiency forced air central heating and 10 SEER cooling system shall be standard. A gas-fired 90% AFUE gas furnace located in the basement shall provide the conditioned air supply for the main and lower level. The second floor level shall be conditioned by gas fired 90% AFUE equipment located on the third level serving the second and third level. The third level shall have a separate thermostat. All equipment shall be Bryant or equivalent and include two power humidifiers. All ducts shall be sealed in accordance with "Energy Star" requirements.

13. ELECTRICAL
A 400 AMP service shall be provided. The standard electrical package shall include the following items in predetermined locations: (a) 64 down lights with basic white baffles, (b) pre-wired for ceiling fan in the Family Room, (c) an OnQ Home Automation System consisting of whole house audio and energy management pre-wire, which include: 10 video (1RG-6) locations, 9 voice (1category 5e) locations, 1 Voice/Data (2 category 5e) locations and 8 roughed- in data locations and (d) a $3500 allowance for hanging fixtures and surface mounted light fixtures.

14. FIREPLACES
The home has three standard fireplaces, a prefabricated three sided gas fireplace with wood and marble surround in the master suite, a wood burning 42" prefabricated unit with granite wood surround and a 36" gas fireplace in the recreation room with granite and wood surround.

15. SECURITY
The basic active system shall include all exterior doors, one motion detector two alphanumeric keypads, wired first floor bottom pane windows, top and bottom pane windows in the basement and one interior siren.

16. WINDOWS & PATIO DOORS
All windows shall be primed-wood with 5/4 exterior trim, insulated Low "E" glass. The double hung windows feature cottage style simulated divided wood grilles on the top pane and clear on the bottom. All casement windows and fixed glass shall have simulated wood grilles on the glass. The windows shall be manufactured by Norco, or equal.

17. EXTERIOR DOORS & GARAGE DOOR
Front entry door system shall consist of a fir wood door, sidelights and transom (#4598IG, 4599IG) manufactured by Simpson. The 8 x 16 garage doors shall be a semi-custom arched garage door with beaded panels. The operators shall be controlled by a wall mount push buttons in the garage, two remote digital transmitters and one keyless entry mounted adjacent to the exterior garage door.

18. EXTERIOR FINISHES
A natural dry stack stone base on the front elevation shall extend to the underside of the band board under the first floor windows, on the terraced planter walls and retaining walls. The balance of the front elevation shall be shakes. The sides and rear of the house shall be shakes above the second story band board and horizontal siding below the second story band board. The sides and rear elevations shall have brick veneer above grade to the top of the concrete wall. The exterior horizontal, fiber cement siding and shakes is manufactured by James Hardie or equal. The siding has a 50 year transferable warranty to resist cracking, rotting and delamination.

19. ROOFING
The roof shall consist of a 30 year limited warranty, dimensional fiberglass shingle with copper water tables.

20 GUTTERS AND DOWNSPOUTS
Oversized 6" aluminum gutters shall be installed to collect and divert rainwater into appropriately located 2" x 3" down spouts.

21. CONCRETE STOOP AND LEADWALK
A flagstone over concrete lead walk and porch shall be provided at the front entry.

22. INSULATION
R-13 fiberglass batt insulation shall be installed in all framed exterior walls. R-30 fiberglass insulation shall be installed under the floors over unconditioned space. R-11 fiberglass blanket insulation shall be mechanically fastened to exposed foundation walls. R-30 blown fiberglass insulation shall be installed in flat attic floors that are accessible. R-30 fiberglass batt insulation shall be installed in sloped and inaccessible attic floors. All bathroom walls and laundry room walls not adjacent to closets shall be insulated with R-13 fiberglass batt- insulation for sound control. As part of, an energy seal air penetration package all exterior walls shall be caulked and windows draft stopped with insulation and all electrical and plumbing penetrations shall be foamed.

23. DRIVEWAYS
Driveway shall be a 4" exposed aggregate poured in place driveway with a 6" exposed aggregate concrete apron in accordance with local codes.

24. LANDSCAPING
Landscaping shall be a $1500.00 allowance. The balance of the site shall be sodded.

25. DRYWALL
Finished ½" gypsum board shall be provided on all interior walls and ceilings on the four finished levels, the main level, upper level, attic level and the finished part of the basement. Cementituous backer board shall be installed at a tub surrounds and on shower walls.

26. INTERIOR DOORS
Two panel fiberboard doors shall be 8'in height on the main level and 6'-8" in height on the upper level, attic level and basement. All doors on the main level and doors to the bedrooms, bathes, and laundry room throughout the home shall be solid particle board doors. All others will be hollow core particle board doors The interior door to the garage shall be a fired rated "20 minute": label door with spring hinges in accordance with local codes.

27. MOLDINGS
The standard window and door casing package for the first floor shall consist of a 4 ½" casing with a 1x6 OG base, the other floors shall be a 3 ¼" base with 3 ½" casing. A 6 piece crown molding shall be installed in the Living Room, Dining Room and study. A recessed dome and slat ceiling shall be installed in the foyer. A beamed, wood molded ceiling shall be installed in the family room. The second floor shall have a 3 piece crown detail in the upper hall and a 2 piece crown detail in the master suite with crown in the master bath tray ceiling.

28. PAINT
Walls and ceilings shall receive two coats of flat latex paint in one standard color. Trim windows and doors shall receive two finish coats of high gloss off white oil based paint.

29. CERAMIC TILE
All secondary bathrooms shall receive 12"x12" floor and 8"x12" wall tile in beige/white designer tile. The Master Bath Suite shall be an 8"x10" marble wall and 12"x12" marble floor tile accented with glass decorative border. The Laundry Room shall receive a 12"x12" floor tile.

30. HARDWOOD FLOOR
Standard hardwood flooring shall be #1 common 4" quarter sawn red oak strips sanded and finished on site. Choose from a variety of standard stain colors. The entire first floor and hall of the second floor will receive hardwood. The main stairs to the upper level will be stained to match the floors. The basement foyer will receive glue down wood floor to match in standard colors.

31. KITCHEN AND BATHROOM CABINETS
Standard kitchen cabinets are full-overlay maple manufactured by Brookhaven or equal. Special cabinet features in the Kitchen include over sized 42" high wall cabinets with crown molding and a pull out tray or deep pan drawers. The bathrooms shall be a standard foil faced white cabinet by Reico or equal. Counter tops shall be granite in standard color selections in the kitchen and corian in the bathrooms.

32. APPLIANCES
The kitchen appliances shall be a Dacor 48" Pro gas range (ESG486BK), two Dacor warming draws (EW024SBK), a Bosch fully integrated dishwasher (SHV46C03), a GE36" Monogram refrigerator (ZIC36ONR), a Kitchenaid 30" double oven with convection (KEBC208KSS) and a kitchen aid microwave (KCMC155JSS).

33. CLOSET SHELVING
Approximately one-half of the Master Bedroom closet space shall be double hung. All other clothes closets shall receive one shelf. Linen closets and pantries shall receive five shelves. Shelving material shall be painted particle board shelving.

34. CARPET AND VINYL FLOORING
An allowance of $35.00 per square yard installed.

35. FINISH HARDWARE
The hardware shall be oil rubbed bronze tone Georgian style handle by Schage or equal. The front door shall be Camelot oil rubbed tone "F" series handle set with a kick plate at the door base.

36. SPECIALTIES
The shower enclosure door is frameless. The Master Bathroom and Powder Room toilet accessories shall match the plumbing fixtures. The medicine cabinets shall be by Ameican Pride model #9836WB 12"x 36" cabinet in the master and 12"x14" in the secondary bathrooms.

37. CONVEYING SYSTEM
The home is designed to accommodate an optional elevator with stops on the four levels. The end user has the option at the time of purchase to have the elevator stop at either bedroom level, the secondary bedroom level or the master suite level.

38. WARRENTY
This home is warranted for a full two years to be free from any defect in materials, workmanship, electrical, plumbing, heating, cooling, ventilating and mechanical systems and for five years the new home is warranted to be free from any major structural defect. This Warranty is subject to the performance standards, limitations and exclusions outlined in the Warranty Addendum

39. ENERGY STAR RATED
This home is independently tested to comply with the EPA standards and bears the "Energy Star" label. This home is at least 30 percent more energy efficient than homes built to the national energy code. This energy-efficient home features increased insulation, high-performance windows, tighter construction and tighter ducts, and a more efficient heating and cooling equipment.
